How we work

A Structured Approach to Better Property Management

At NISA, we believe reliable service delivery begins with understanding the client's needs and establishing a clear plan of action.

Our process is designed to bring structure to maintenance and project requirements, improve coordination and provide clients with visibility over the work being undertaken.

Our process

Five steps from uncertainty to a clear plan.

The process is adapted to the scope of each engagement. Our objective is to make property maintenance more organised, transparent and accountable.

  1. Assess & Understand

We begin by understanding your property, operational requirements and maintenance challenges. Where required, we conduct site assessments to identify relevant assets, visible defects, risks and areas requiring attention.

  2. Plan & Prioritise

We use the information gathered to establish priorities, define the required scope of work and develop a practical plan aligned with your budget, operational requirements and agreed timelines.

  3. Coordinate & Manage

We coordinate the appropriate technical teams, suppliers and service providers, clarify responsibilities and manage the work against the agreed requirements.

  4. Execute & Verify

We oversee the agreed work, monitor progress and coordinate appropriate quality checks to establish whether the required scope has been completed.

  5. Report & Improve

We communicate progress, document completed work and identify outstanding maintenance requirements or opportunities for improvement. Where an ongoing agreement is in place, this information helps inform future maintenance planning.

Project management & delivery

From Planning to Completion

NISA provides project management and coordination support for property maintenance, refurbishment and infrastructure improvement projects.

We understand that successful project delivery requires more than completing physical work. It requires a clear scope, realistic planning, coordinated resources, financial oversight and consistent communication.

Our project approach considers the full project lifecycle, from initial assessment and planning to execution, quality verification and close-out.

We focus on

  • Establishing project objectives and deliverables
  • Defining the scope of work and required resources
  • Coordinating suppliers, contractors and technical disciplines
  • Monitoring costs, schedules and project progress
  • Identifying risks and coordinating appropriate mitigation measures
  • Supporting health, safety and compliance requirements
  • Conducting appropriate quality checks
  • Maintaining project documentation and communicating outstanding actions

Planned around occupied environments

We also recognise that projects often take place within occupied or operational environments. Scheduling, site access, safety and disruption to tenants, employees and business activities must therefore be considered during planning.

Focused on the agreed outcome

Our aim is to give clients a coordinated approach to project delivery, with clear responsibilities, practical oversight and a focus on the agreed outcome.

Start with understanding your facility

Let's identify what your facility needs and develop a practical way forward.

Every property has different requirements. Our approach begins by understanding the site, its assets, current maintenance challenges and operational priorities.

The scope and availability of any complimentary assessment will be confirmed with you before the assessment is arranged.
